Pittsburgh’s New Shared Defense Facility Highlights the Value of Bringing Contractors Together

A planned 11,000-square-foot shared secure facility at Pittsburgh's Mill 19 and the established Redstone Gateway office park in Huntsville show two ways real estate can help defense companies reach classified work, their government customers and each other.

A planned defense facility in Pittsburgh offers a concrete example of how real estate can help smaller companies access government work and operate alongside potential partners.

Announced in July 2026, the project will create an 11,000-square-foot shared secure facility at Mill 19 in Pittsburgh’s Hazelwood Green development. Partners include the Defense Innovation Unit’s Bridge Program, Pennsylvania, the Regional Industrial Development Corporation, Parallax Advanced Research and Fort Pitt Secure. Construction is expected to cost approximately $10 million.

The facility is designed to give multiple organizations access to infrastructure that can be difficult to establish independently. Plans include a Sensitive Compartmented Information Facility, secure video conferencing, tenant workspaces and a 120-seat auditorium. At the announcement, 17 organizations had committed as future tenants or users, including Near Earth Autonomy, HAMR Industries, Aalyria, Blade Diagnostics and the University of Pittsburgh’s Center for Military Medicine Research. The facility remains under development; these are commitments for future use.

The project addresses a specific barrier: companies pursuing classified defense work need an appropriate place to perform it. Shared infrastructure could allow participating businesses to access that environment without each developing a separate facility. It also creates a physical setting where companies, researchers and government customers can meet and work together.

An established example of defense businesses concentrating around their customer is Redstone Gateway in Huntsville, Alabama. The office park at Redstone Arsenal houses companies including Boeing, Northrop Grumman, KBR, Peraton, Yulista and Cummings Aerospace. It offers space both outside and behind the installation’s security gate, with immediate access to Gate 9.

Actual leasing commitments illustrate the demand. In April 2025, developer COPT Defense Properties reported a 40,800-square-foot Department of Defense lease at one Redstone Gateway building and a separate 13,700-square-foot defense contractor lease at another. The latter brought that building to 100% preleased.

Pittsburgh emphasizes shared secure infrastructure. Huntsville combines specialized facilities with proximity to military customers. Both provide useful examples of properties designed around the operating needs of defense businesses.

At The Mapa Group, we are pursuing the proximity and tenant-community aspects of that approach at 4250 Pacific Highway in San Diego, directly across from NAVWAR headquarters. Our goal is to bring defense companies together in one building, giving them convenient access to their Navy customer and opportunities to connect with other contractors.

The practical opportunity is straightforward: an engineering firm, software provider and program support company may have complementary capabilities. Locating in the same building can make introductions, proposal meetings and coordination easier. As the defense tenant community at 4250 grows, Mapa aims to help make those connections—adding value through both the property’s location and the businesses working within it.
